Title Verification Before a Property Purchase

The chain of documents, encumbrance position and municipal records that a buyer should examine.

A prudent buyer examines the chain of title for a reasonable period, together with the current encumbrance position and the municipal and revenue records.

Documents commonly examined include the parent deeds, mutation entries, encumbrance certificate, approved layout or building permission, tax receipts and, where applicable, society or authority no-objection certificates.
